Smooth Operator 10
want 400 quid off me for inspecting the work i'm having done on my loft conversion. I had to pay 130 for building regulations and now they want this!!! FFS Anyone know what the implications might be if I got permission off the council to go ahead but then didn't inform them I had actually undertaken the work therefore not getting them to inspect it? Prove your worth Mancy.

Craig 6703
I think they have the right to insist that the modifications are removed. I remember years ago, the daft sod who owned the Royal Derwent Hotel out Castleside way decided to build himself a French-style mansion in the grounds without having obtained the necessary paperwork... They tore that down!

Again. 119407 I know i've posted other threads about my loft conversion but I'm trying to find out if after they've given me permission i'm obligated to get them to inspect the work and pay them handsomely for the privilege. The builder I'm using said he once had an inspector out who was scared of heights and just signed everything off rather than go up the ladder! Especially if you ever want to sell your house.

sweetleftpeg 0
The council pricing policies are shocking like, even between departments. We had a leak in one of windows at work and the procedure is to get Cityworks (Neighbourhood Services they're called now the peasants) to come out and fix it. Two blokes turned up, spent the afternoon looking at this leak, before finally just plugging it with a little bit of putty. I was managing the building at the time and got an invoice for £700, including £400 for 'cherry picker hire.' My boss's head spontaneously combusted, and after a 10 minute phone call of 'what the fuck's' they dropped it to £150. We also had a problem with one of the lights, which needed changing. Three of them came to change it, oneof them did it, one of them stood and looked at him, and the other stood next to the light switch ready to switch it on. That cost us a fair bit as well. sweetleftpeg 0
My boss rang up one of their gaffas up after that and said 'I've got a joke for you; how many city council workers does it take to change a lightbulb? Fucking 3 apparently.' I knew a lad who used to work on the phones for Cityworks. Reckons they changed the name becuase when they would answer the phone with 'Cityworks' loads of people would then reply with 'no it fucking doesn't!' manc-mag 1
353. Unauthorised building work. ‘Unauthorised building work’ means building work other than work in relation to which an initial notice, an amendment notice or a public body’s notice has effect, which is done without: (1)a building notice being given to the local authority (2)full plans of the work being deposited with the local authority; or (3)a notice of commencement of work being given, where a building notice has been given or full plans have been deposited. Implications: Re yourself personally: Generally, if a person contravenes any provision contained in building regulations, he is liable on summary conviction to a fine and also to a further fine for each day on which the default continues after he is convicted. *(Fine £5,000) Re your building: Basically work done without the technical formalities and the attendant guarantees of safety they bring-with obvious re-sale implications re value. Gemmill 47550
Doesn't say they're entitled to inspect the work though does it...or am I missing something? Just that plans have to be submitted and approved.

Just that plans have to be submitted and approved. 119457 Theres continuing requirements though re inspection at various stages which are relevant to the issue of a completion certificate (guaranteeing that the work has been carried out in compliance with the Building Regs-safety etc etc) so if you dont get them in you wont get the document. Alternatively, if you've ploughed ahead without telling them and then applied retrospectively they can force inspection and ultimately make you get any remedial work carried out at your own expense. And then theres the fines of course.
