It's listed low IMO and when asked the estate agent they said the women wanted a quick sale.  Lots of people interested.  Vendor will know what the house is worth surly and that she was told put it on at x and you will get a quick sale.

 

Well there is a chance that your high offer may put other potential bargain hunters off but I would have advised starting low rather than going high too quickly.

We've done the same. Old flat had a tenant in for a few years but looking to sell fast now they've left and we are paying the mortgage. Valued at 130, put it up for 115 and asked for offers over to generate viewings and offers.

 

If anyone came in even lower they'd have a cheek.

Something similar happened with mine once. She had just turned 3, was having a paddy outside a shop in the royal quays, when a teenage lad slapped her really hard across the face. I only saw it from the corner of my eye, immediately gave chase and cornered him in the CD shop. Was about to twat him (which is as unlike me as you can get) when I could tell immediately he was severely autistic. So I calmed downed restrained him until the security guards and police arrived.

 

Turns out he was autistic as I thought. He'd slipped custody of his mum and reacted to the bairn crying. My daughter needed an ice pack and obviously upset, but was otherwise alright. I've never seen anyone as distraught as his mother. Horrible situation all round. I didn't press charges and needless to say avoided the national news. ;)

You don't think you'd have gotten more if you'd held out given that it was valued at £130k?

Maybe, but it's empty and haggling might have cost us more mortgage payments. Getting 16k more than was our expectation before going to market and 6k more than another estate agent valued at initially.

Know someone who had to sell their deceased parent's now empty house. 

 

First offer was 5% under asking price, which panicked them a bit, but a week later they'd had a flurry of viewing and ended up getting an offer 5% over the asking price. Dead nice too as the buyers wrote a letter saying how they'd fell in love with the place the minute the walked through the door, they plan to keep it as is (there was a worry the house would be knocked down and the land used for flats or a couple of new build houses or whatever) and the sellers would be welcome to pop in for a cuppa whenever they like. 

 

Fuck the South, Northerners are much nicer.

Went to close bids, we didnt put any more in and had ours accepted.

 

We have had 15 viewings in 2 weeks on our place, sick of trying to keep it tidy :lol:  One lass who viewed last week was 'disappointed it wasn't closer to Town street' which is approx 1 miles away from the house.  You can walk it in no time.  Fat cunt.
