New Ground vs Upgraded SJP

Someone posted this picture on Facebook recently. Not sure if it's part of the clubs feasibility study?

If we could rebuild on SJP I’d do that but there’s nowhere to play while the work is carried out so it has to be a new ground on Leazes park. If it’s done right it could be transformative. A tarted up SJP isn’t going to the deliver enough additional normal or commercial seats

You’d hope so, but any parcel of land that size in the city centre is going to be highly valued real estate. 
 

I’d love to see it become parkland, but realistically it’ll be a few more blocks of student accommodation and a couple of half-empty office blocks.

Looking at the plans above, it’s only a small part of the north western edge of Leazes Park, with no facilities currently on it.

It wouldn’t surprise me if they gave the same area back as park land ( Leazes end and northern third of the pitch, and sold the rest. 
Having said that, any land sold as real estate that borders Leazes Terrace is going to have the same restrictions re. height and not blocking sunlight as we currently face, so maybe the whole lot as parkland isn’t out of the question?

all the mood music suggests it will be within the city limits. The council are surely going to be more cooperative this time if there was a risk of the new ground being build further out. They can’t afford the hit to the local economy. And I think the club know there would be a backlash if they proposed anything beyond Leazes park (I think the arena site is a non starter)

If it is a new ground then on the bright side and assuming the council is helpful, if it goes to the government  all we have to do is sprinkle the application with the word "growth" and Reeves will force whoever's notionally responsible to okay it in nanoseconds.

Not knowing much about.. well anything really, but especially the building and maintenance of a stadium I'm wondering how long the current site can be viable. Not talking about expansion, but how long could it realistically be maintained to a high standard before things are not able to be fixed?

The arena would be a terrible site my own opinion is upgrade St James’s to 60K plus 

East stand if demolished and rebuilt with glass roof / frontage etc could be increased a bit without upsetting the heritage brigade

But the cost of that plus a fucking expensive Gallowgate rebuild may well mean a move into the park

If you asked everyone to vote I think it’s a close call and I’m not convinced the club is fully decided yet, what hasn’t helped was the total lack of investment / maintenance from the fat cockney twat during his ownership

I dont think the fields at the top are officially part of Leazes Park (looking at the blueprints I posted in the top post)

One option could be to build into Leazes Park and the fields beyond (which aren't part of the conservation area I believe), and then use the SJP footprint to gift back the same amount of Leazes park land we've used. No, you’re right, I think they’re called Little Moor, could be wrong, but they’re not part of Leazes Park. 
 

However, they do have a herd of cows grazing in them, so they’re possibly owned by one of the Freeman guilds, given their proximity to the Mary Magdalen old folks cottages which are Freeman owned, I wouldn’t be surprised if it’s theirs, which could be problematic.

best of both worlds, using the spurs model. it's more or less still SJP, so less traumatic for the traditionalists while still giving us a brand new superstadium that will provide the extra seats required.

 

presumably there will come a point during the rebuild when we have to play with a massively reduced capacity while they knock down parts of the leazes end. not sure what that means for existing ST holders.
