I realise light space might knacker it but maybe an idea to get a bit more in to the works. Yeah it's the reduction in natural light that causes the issues with getting planning permission. I also suspect the Georgian houses in St James' St are under some sort of listing too. I'm assuming Strawberry Place will remain a public highway so whatever we do will have to traverse that. But demolishing everything south of the leading edge of the Gallowgate roof and building a Dortmund/Spurs style kop end must be a consideration. Creating the fan zone in the area south of the Metro station provides a perfect new location for the statues and memorials too. The SBR memorial garden will no doubt be a good spot. If you moved the whole block back all you would lose is a dodgy part of Leazes Park and a couple of tennis courts. Whilst we're in blue sky thinking mode, I've sometimes wondered if Leazes Terrace could be incorporated as part a megastand somehow. Thing is about Leazes Terrace, it is a beutiful Georgian building which asolutely needs to be preserved. But I've been in a couple of flats there, and they are dark and pokey. It's quite frustrating they are where they are. Obviously as well, extedning the long side of the pitch would be preferable to the ends.
Alex 35083
Leazes Terrace is Grade 1 listed and Pevsner described it as, iirc, one of the finest examples of Georgian architecture in the country. Even Leazes Park is Grade 2 listed so there’s limitations on changing that too. I think any solution would have to leave it completely alone

If you pedestrianised Strawberry Place at certain times, couldn't you have the best of both worlds? Also, I'm curious, how does the Metro Station impact construction works? Then we need to look at options to rotate the pitch again maybe?

There was a suggestion years ago that as it was a terminal station, the lines could be relocated to terminate pretty much where St James' Boulevard meets Gallowgate - but it wasn't favourable as there was a desire to future extend the line towards the General Hospital which is no longer a requirement. Let's face it, the owners have a fuckload of money so surely a complete reconfiguation of the Metro Station as part of any development plans basically moving it south of its current location cannot be out of the question? I would think in this context it would be bars / food stuff that’s behind / underneath any new stand. As opposed to an alternative to match going with live streams or that sort of thing. If it’s done well then that’s a good thing for people wanting a pie/piss/pint at half time and would be better than what we have. Like you, I’d rather just go to one of the many places on walking distance before or after the match
Toonpack 9413
I would think, before stumping up the cash to buy it back they've assessed what is possible and that no showstoppers are evident re Metro etc. Council will wave through any planning permissions they need (any that don't impact the listed buildings obvs.)

There's stuff for kids to do, a food outlet and a bar. It's not much, but when we went with two 3yr olds it was perfect to occupy them while the two grown ups got a pint down our throats. I'd imagine a proper Premier League standard Fan Zone would be great for families and tourists and the like. Bit of club history, small club shop, food outlets, bars, coffeeshop, some football-based activities for kids.

It may not be everyone's cup of tea, but it'd be an alternative.

Howmanheyman 33222
Could be part of the reason they only sold 1000 STs this season so no ST holders will be locked out if the gallowgate was part or fully demolished. Could be a temporary ban or reduction on away fans as ST holders are relocated? No members or general public would get to games but would obviously have a better chance once a rebuild was completed. Monkeys Fist 42449
As the smallest capacity stand, and the one with restrictions on any future increase in size, it would probably make sense to convert the East stand in to an all-standing section. You would increase capacity, give the whole east side an injection of atmosphere, and create superb fan-division with the old cunts sat there whinging like bitches about being moved. I see nothing but wins all round.

Howmanheyman 33222
I'm pretty sure the new safe standing doesn't actually gain places over the seats replaced or it does but not by much, for example, three seats replaced by four standing spots?
