Newcastle United are set to engage architects to lead the redesign of St James’ Park or a new build on nearby Leazes Park, and Confidential can reveal the proposed capacities and the industry-leading experts in the running.

London-based KSS have been working with Tyneside architects Ryder and have met with the club. Drawings of how the two options would look have been produced and seen by staff inside St James’.

We understand the plans the club are currently working to would see St James’ expanded to a capacity of 60,300, while a new stadium would hold 70,000 fans.

Some of the drawings for a new build are said to have a 'bubble wrap' style design around them.

I imagine by bubble wrap they mean like around the Allianz in Munich, it was class when I was there tbf. But I was on the 3rd tier and I couldn’t see shit

I don't really see the point in redeveloping SJP for only 8k seats more.

Location is absolutely key. There isn’t a stadium in the country in a better location than ours.

The obvious comparison is Man City, I’ve been in Manchester for 10 years now and I’ve seen the redevelopment around the area. I’ve been in the home and away end at their new stadium. Ultimately, they have thrown hundreds of millions at it, it’s impressive facilities but it’s a dump. It’s at the arse end of “new Islington” (where I had a flat) which before the stadium had been a horror show unless you were going to sankeys for a couple of pills.

The lower capacity, if redesigned well could incorporate more corporate seats (where the real money is), at minimal loss/or increase of normal seating for the regulars, increase the commercial income from extras like drink/food, keep the demand high so we don’t end up with an “emptihad” situation which kills the atmosphere and most importantly keeps us city centre.

Could be chatting shit though, I haven’t seen the feasibility reports.

I think there's zero chance we move out of the city centre, it's a SJP renovation or a kick up the arse from SJP new stadium if the latter is feasible it's a no brainer they go for it.

70k is about right I reckon. Might be annoying if it’s still a chew on to get tickets but they’ll want a full ground every week.

Be nice if they issued some new season tickets

Aye. Would only make it the 6th biggest ground in the league, and the 8000 extra seats would probably take 100 years to pay off the initial outlay. Time to prepare ourselves for the announcement that we are moving.

You're assuming that the intention of a bigger ground is to turn a profit for the owners in terms of ticket sales. The commercial income would skyrocket with a 60k ground with an improved corporate set up even though the relative increase in seats is fairly low. Bums on seats is important for atmosphere and optics but it turns over surprisingly little money for PL clubs.

Infrastructure costs are not included in FFP/PSR, match day revenue is. So its an outlay for PIF that won't return them any cash in the short term (though it would increase the clubs resale value) but would translate into spendable money for the club within the current regulations which means we get better, we get bigger, we get in the CL more, they can entertain their fancy pals at their state of the art PL ground on european nights and they can continue to launder their reputations.

We're not operating like a spurs or west ham in this regard. Its not about the money, its about sports washing.

It wouldn't be a state of the art ground though. It would be the current ground tarted up with another tier on the Gallowgate. How many corporate seats do you think they can add into one extra tier?

They are 100% building a new ground with a shitload of corporate seats and bars/restaurants to bring in cash hours before and hours after games. The club have been drip feeding hints for months.

You say grounds turnover surprisingly little money, but:

Last season (2022/23) Newcastle United banked around £38m (£37.9m) from matchday revenue, it was Man U who were at the very top of the English clubs with matchday revenue for the season of £129m.

Thats fair enough, I would expect it to be a new ground tbh, even then I'd expect 60-65k capacity, its the done thing lately.

Now also to be fair, I didn't say grounds turn over little money, I said bums on seats do by which I mean regular punters through the turnstiles. Matchday revenue is built so much on the more expensive box seats that increasing our capacity in that regard matters much more than increasing regular capacity.

no chance.

they're probably more interested in the current ones dieing off.

In the past you could've transferred a season ticket I'm positive, I think the chances of that still being allowed are nil.

Its a trade off init?  Do we want to get over this PSR shite and have a club that competes at the highest level?  If so then that's a restriction in season tickets and more tickets on general sale.

didn't they have a purge a year or two back whereby season ticket holders had a limited period to update all details of who actually owned the ticket and whether or not they were actually using it? also seem recall at the time them saying any transfer of ownership was at their discretion?

think they also only released about a thousand new ones on a first come first served basis to replace the many who'd sacked theirs off because of ashley. hat doffed to those that got them and pioneered the multi log-in, I have to confess it never occurred to me at the time!  :(

I think the bindippers recent expansion only a very limited number of season tickets were released and went to folk who'd been on a waiting list for donkey's years. we haven't even got one have we?

be 8nteresting to see how they went about it if they did release some, can't imagine it being anything other than another ballot, which pretty much rules me out of any hope of success!

They aren’t bothered about paying it off though. It’s about increasing income, which does count for PSR against redevelopment costs (which don’t count). I  do agree a brand new stadium right next to the current SJP makes more sense if it’s viable though

I remember going to the city of manchester stadium for the first time just after the commonwealth games, they still had giant tarpaulins advertising the games draped over the derelict flats, which had the dual purpose of covering up the fact that eastlands had the dubious honour of making moss side and the area immediately outside of maine road look fucking salubrious! still had to run the gauntlet of walking past the locals hanging about outside the mary dees though.

still,  preferred the above to the absolute soulless monstrosity I went to last season mind.

If that's the case we need to go all Chelsea and hire a few playing consultants, like maybe Lautaro Martinez, Florian Wirtz and Rodrygo to help with our RW problem, just to ensure that the infrastructure is fit for purpose!
