There isn’t a stadium in the country in a better location than ours. The obvious comparison is Man City, I’ve been in Manchester for 10 years now and I’ve seen the redevelopment around the area. I’ve been in the home and away end at their new stadium. Ultimately, they have thrown hundreds of millions at it, it’s impressive facilities but it’s a dump. It’s at the arse end of “new Islington” (where I had a flat) which before the stadium had been a horror show unless you were going to sankeys for a couple of pills. The lower capacity, if redesigned well could incorporate more corporate seats (where the real money is), at minimal loss/or increase of normal seating for the regulars, increase the commercial income from extras like drink/food, keep the demand high so we don’t end up with an “emptihad” situation which kills the atmosphere and most importantly keeps us city centre. Would only make it the 6th biggest ground in the league, and the 8000 extra seats would probably take 100 years to pay off the initial outlay. The commercial income would skyrocket with a 60k ground with an improved corporate set up even though the relative increase in seats is fairly low. Bums on seats is important for atmosphere and optics but it turns over surprisingly little money for PL clubs. Infrastructure costs are not included in FFP/PSR, match day revenue is. So its an outlay for PIF that won't return them any cash in the short term (though it would increase the clubs resale value) but would translate into spendable money for the club within the current regulations which means we get better, we get bigger, we get in the CL more, they can entertain their fancy pals at their state of the art PL ground on european nights and they can continue to launder their reputations.
