Some worrying signs in the house in recent weeks that the foundations may have moved slightly and I'm keen to get a survey on the house done prior to going through the insurance. Sent 5 emails off to local firms for quotes and haven't had a reply from any of them. Plenty of chartered surveyors around who will point out a crack in the wall and say "you want to get that looked at", but I need an actual engineer to tell me where the issue is and whether it needs to be fixed Cheers Link to comment Share on other sites More sharing options...

Watch your insurers like hawks mind you, back in the day my folks needed to get our home underpinned. My old man went down the route you've chosen and then went through the insurance whose recommended contractor managed to underquote the firm my Dad received recommendations about by mere pounds. I'm not saying brown envelopes were being passed but it was a mighty coincidence that the cheapest (and shittest!) option just happened to be the contractors recommended by the insurers. Obtain your quotes, then go through the insurance who will probably invite you to obtain independent quotes so that they can prime their own contractors with how much they need to tender. It's only 30 years old so the mortgage lender didn't want a full survey. There are mines in the area but nothing overly concerning on the land reports we paid for. It's Sod's law, we only moved in 9months ago and the house was immaculate. I'd assume if it's a 90s build the foundations should be fairly substantial. That said some of the cheap shortcuts I've witnessed housebuilders taking over the years beggars belief.
