Tenance Dispute

Guys

 

A mate was renting a room to someone for a few months and he has just moved out. He was a complete cock and basically he still is.

 

Now, a bit of background.

 

She took a deposit off him and when he left he left his room in a shit hole and she had to clean it and took off £25 from his deposit. Which, IMO is too little.

 

Mate didnt hear anything and then got a letter from a letting agent for a reference. She was reluctant as she didnt like how he treated her house. So, rather than write in she phoned. He paid on time, no problems however he was messy and left the room in a state.

 

Today, gfriend gets a text of this toss pot saying

 

Can I have a copy of my deposit protection certificate and tenancy contract agreement? Blah blah insert some moaning here

 

So, nows shes in a tizz as she doesnt have a deposit protection cert. Ive dug about on tinterweb and found out if she is just renting a room she doesnt need one. Furry muff, now she has a copy of the contract, which is ok. She offered a copy of it when he first moved in which he declined.

 

So, does she have to by law provide this to him now hes gone? I know what the silly **** is doing, hell try and find something to get a few quid back.

 

It says on the contract that the room should be left in the state he found out etc. General contract stuff.

Tell the former tenant to bugger off. The tenancy's concluded, he's been fairly dealt with, he doesn't need a copy of the agreement for anything other than trouble making. She should say there's nothing further to discuss as fas as she's concerned and that she won't be responding to any further messages.

Also, for future reference, take pictures before and after. I do that when leasing commercial and landlords always try and stuff you for repairs after. In the past I have taken pics and sent them a copy for their file so we both agree on the state on arrival. Maybe a bt much for renting like.

At the end of the day he's only rented a room ffs. He's got nothing to threaten your mate with and I assume the amounts of money involved are small. If she's worried about it she can always try the Citizens Advice Bureau, but I'd just stonewall the guy till he goes away.

Not sure if you know this already, but a paying lodger is not covered by your TV license...they need their own. TV license evasion is a crime!!! Point that out to the twat then ask him if he really wants to continue his rant.

 

Never knew that, but surley thats her issue?

TV Licence is determined by whether or not there's a lock on the door. If it's a bedsit arrangement (i.e. they need a key to access their own private space within the dwelling) then they have to have their own seperate TV licence. However if they're just living in a room in a house and only need a key for the front door then they're covered on the TV licence for the property.

It's up to the tenant to sort out their own license if they have a telly, computer or even a mobile phone. It is only the landlord (or main house owners) responsibility if she provided all of the tv equipment for the lodger as part of the deal without stating in the contract they should pay their own license fee. In most cases, the tenant usually has at least a mobile phone of their own or a laptop so they have to pay their own. So he can moan on for his £25 and then get shopped to the telly people for thousands!

When I was in Halls at uni, I lived in a 7 bed house - each with their own lock on the door. We ended up getting one licence and keeping the TV in the communal kitchen.

You probably don't ring any alarm bells and get investigated if the property has a license, but if some angry bastard wants to upset someone, they can just shop you all and apparently "they have ways of finding out!!!"
