On a related note, I can't imagine too many people are going to want to buy a 'luxury apartment' which is bolted onto a football stadium. Can you imagine the noise levels on match days???? The average attendance for home FA Premier League games was 49,725 resulting in an occupancy rate of 95%. Theres nee preservation wants doing on the inside as the ornate architecture doesnt carry on inside-the building is just a shell in that sense. Only realistic chance of getting a building de-listed is if it was needing to be condemned and demolished on the grounds of safety. No chance with Leazes Terrace as it's well maintained. Even then I think they have to consider retaining the outer face of the building and whatever is built in its place needs to have it encorporated within it. Only realistic option is to create either a floating tier or somehow design an expansion to the stand which encorporates the existing building in it whilst keeping the planning dept happy. The first option is stupidly expensive, the second, nigh on impossible. Personally I think they went overboard with L7 developments. They'd have been far better to design an expansion for all 4 sides of the ground to get the capacity to 60,000. Instead, they're doing it by only expanding 3 sides.
