If so then you're fine, I've seen plenty of things on ebay that don't work and buyers are aware that they will have to repair the item. The fact that you specifically said there would be no refunds will also work in your favour. I'd say you'll be ok, any time I've had a dispute with a buyer or seller ebay generally haven't given a fuck, as long as you aren't selling anything illegal they don't care what happens.

Basically what you get from the site is a phone number with an 8 minute long recorded message advising you on how to reclaim abandoned land, not where it is or claiming it for you. Load of shite.

Calls cost £1.50 per minute and last 8 minutes seems to be the catch. I'm not sure of the legal status of just "claiming" land, if its unregistered it would probably involve a long and expensive search to find out who may have an interest in the property.
